Our terms and conditions are available by request and on tenancy agreement, with everything you could want to know including information around holding deposits, fees, security deposit, lost keys, contract variations, early terminations to getting in to arrears with your rent and what this could mean to you. 

Town and Country are responsible Agents that will always be fair, considerate and professional when dealing with any tenancy related matters.


  1. Town and Country Letting Fees and relating information

Applications for any rental property is subject to a holding deposit equivalent to one weeks rent and is subject to satisfactory referencing as well as passing our right to rent checks.

This holding deposit is non-refundable unless the Landlord withdraws from the agreed tenancy, or if you fail the referencing or right to rent checks, or by providing inaccurate information and would therefore forfeit your holding deposit. 

Each tenancy will require a security deposit equivalent to one months rent and this will be held in a Deposit Protection Scheme.

On the day you move in you will have had to paid any tenancy funds due, these will include the first one month’s rent, less the deposit paid to secure the property and the damage deposit.

Any changes or early termination to the Tenancy Agreement once begun will be subject to a £100 + vat charge.

Loss of keys or security devices will be subject to a £100 + vat charge

Town and Country reserve the right to charge 3% above the Bank of England’s base rate in interest on the late payment of rent, from the date the payment is missed whereby the rent has been due for 14 days or more.
